Wear & Tear in Troy, OH

Maintenance that adds years to a roof that isn't ready to be replaced.

Sealant renewal, boot and flashing replacement, fastener correction, and targeted shingle repair. The cheapest roof you'll ever own is the one you maintain.

Most roofs do not fail all at once. They fail at the details: a pipe boot that goes brittle and splits, sealant that shrinks back off a counter-flashing, a fastener that works its way up over a few freeze-thaw cycles. And those details are cheap to fix and expensive to ignore.

Maintenance is the least glamorous thing on this page and the best value on it. Getting several more good years out of a roof that is not ready for replacement is a better outcome for you than a tear-off you did not need, and we would rather be the contractor who said so.

Common questions

Wear & Tear, answered

Is maintenance worth paying for?

On a roof with life left in it, almost always. Boots, sealant and fasteners are cheap to correct and are what most roofs actually fail at first.

How often should a roof be looked at?

Every couple of years for a roof in good shape, and after any severe storm. Older roofs and roofs under heavy tree cover benefit from more frequent looks.

Will you tell me if maintenance is not worth it?

Yes. If you would be spending money to postpone a replacement by one season, we will say so.
